Selling your home is a complex and multi-step process that calls for expertise of a REALTOR. Understanding Your Mortgage

Don't worry if you are still paying off your mortgage. There are several options depending on what type of mortgage you have. However, to put yourself in the best position to sell you will want to talk to your bank or mortgage broker before you can proceed.

Meet With a REALTOR

It is important to partner with a REALTOR you feel completely comfortable with. Don't fall into the trap of partnering with the first REALTOR who suggests the highest price. Shop around. A good REALTOR can help you price your home to sell, answer questions like "When is a good time to sell?" and has an in-depth knowledge of the market.

Pricing Your Home

Pricing your home too low or too high as it can not get you the results you are looking for. Setting a fair price will attract more potential buyers and give your home more exposure. Your REALTOR should be able to explain to you the multitude of factors influencing pricing, including: competitive pricing, current market statistics, and the estimated value of your home. 

Marketing and Promotion

The next step will be to sign a listing agreement which provides the permission to the REALTOR to post your property on the MLS (Multiple Listing Service). I will then begin to market your home through a variety of digital and traditional mediums. Please let me know if you have preferences. If we determine your home needs some staging, we would work together to uplift what you already have or work with a professional stager.

Closing

After the hard work of marketing and promoting your home pays off, you will have an offer that you can review with your REALTOR and decided to either accept, counter, or reject. Once accepting an offer, the buyer will conduct their inspections (possibly may negotiate the cost of any repairs), confirm financing and any other conditions they may have put in the offer. Finally your lawyer and your REALTOR will walk you through the paperwork and the legal bits needed to close.
